Downtown Wellen's Phase II Is Finally Open. Here's What Changed About Living Here.
For almost three years, Downtown Wellen ran on a small circle of anchors. You knew Villani & Co. for a weekend lunch, Foxtail for coffee before the trail, The Banyan House or Acqua Pazza when someone visited, and The Yard when the kids wanted to pick their own dinner. That was the whole map. It worked, but the same six doors carried the entire week.
Phase II changes the arithmetic. The 44,000 square feet going in along Wellen Park Boulevard is 100% leased, and openings have been rolling out through spring and summer. What matters for residents isn't the square footage. It's that the town center is finally deep enough to absorb a whole week, not just a Saturday.
The new doors aren't a random mix. Read them side by side and a pattern shows up: each one plugs a specific hole in the daily routine that used to send residents out of Wellen Park.
Weekday breakfast on foot. La Maison is a French patisserie and brasserie-style bakery from Darel and Stephanie Albin, the owners of Sassy Tarts Bakery in Englewood. Croissants, breads, pastries, savory items through the day. Until now, a walkable morning pastry in the community meant Foxtail alone.
A casual dinner that isn't fine dining and isn't a food truck. Easy Does It Comfort Kitchen is Chef Spiros Stogiannis's third restaurant, a Boston transplant's take on smashburgers, sandwiches, and what he calls "monstah tots." That mid-price weeknight slot didn't really exist inside Downtown Wellen before.
A destination dinner with energy. Agave Bandido brings a Mexican kitchen and tequila bar with hand-painted murals from a group that started in South Florida. Wellen Park is its fifth location. This is the room you use when friends drive down from Sarasota.
A quick, healthy lunch. Grain & Berry, a Florida-founded café known around Tampa Bay for açaí bowls, toasts, and smoothies, gives the post-pickleball or post-trail crowd a stop that isn't a coffee.
A weekly fitness anchor. Club Pilates, co-owned locally by Peter Kilkullin, plants a low-impact studio inside the town center. Combined with the Zumba class under the Heritage Tree run in partnership with the Venice YMCA, the town square now supports a real fitness rotation on foot.
The rest of the errand list. Woof Gang Bakery & Grooming absorbs the pet run. A hair salon run by longtime Englewood stylists Christine and James Griffith handles the appointment you were making in Venice. Allstate Fisher Family Insurance and J&B Insurance Partners land the paperwork calls. Mattamy Homes is opening its Southwest Florida Division headquarters and a design center in Downtown Wellen, which means one of the community's biggest builders is now sitting inside the community itself.
None of these openings is remarkable on its own. Together they turn Downtown Wellen from a weekend outing into an errand map.
The other half of the shift is that Wellen Park's programming stopped being one-off events and started running on a repeating grid. If you were here in 2023, this is the change to notice.
That's five separate things a resident can put on a calendar without checking whether they're happening this month. That kind of predictability is what turned Venice's Friday-night art walk into a habit years ago, and it's what was missing from Wellen Park until this summer.
Programming needs somewhere to go once the show ends. Three additions rounded out the outdoor grid this year.
Fetch Dog Park is a two-acre fenced space near Downtown Wellen, designed with canine agility equipment, jumping rings, a tunnel-topped mound, shaded seating, and parking along the future Wellen Park Boulevard extension. Station Park, a two-acre inclusive playground designed for family-friendly play, opened alongside it. Add the new Oakheart Nature Trail, a three-mile shell-and-boardwalk loop through a fifty-acre lake and wetlands near the Everly and Lakespur neighborhoods, and the Buttonwood Trail, a 2.5-mile shell-and-boardwalk route with a gated connection into Palmera, and the community's more than 40 miles of trails start behaving like a system rather than a collection of paths.
The point isn't the acreage. It's that the loop now has an ending. You can walk Oakheart, cool off at Grain & Berry, drop the dog at Fetch, and get to Music Bingo without moving your car.
To make the shift concrete, here's a week that only works with Phase II open and the recurring calendar in place:
You could build a version of that week a year ago, but three of the seven days had to leave the community. Now none of them do.
A few dates worth writing down before fall gets busy. Wellen Park's third annual Oktoberfest returns with German dancers, a polka band, and a stein-hoisting competition. Spooktacular Halloween takes over Downtown Wellen on October 30 with trick-or-treating and music. The Wellen Park Fine Art Festival runs November 21 and 22 in Downtown Wellen, Saturday and Sunday 10 AM to 5 PM, free admission, with painting, sculpture, jewelry, photography, glass, ceramics, fiber, mixed media, metal, and wood. The 2026 Wine Festival is a ticketed outdoor event on the calendar as well.
Looking a little further out, The Wellmar, a 148-room Marriott Tribute Portfolio boutique hotel with a rooftop bar, event spaces, and lake views, is expected to open in 2027. That's the piece that turns Downtown Wellen into somewhere out-of-town guests can stay instead of drive in from Venice or Sarasota. Between now and then, Benderson Development's planned 500,000-square-foot regional mixed-use destination at Tamiami Trail and West Villages Parkway will start reshaping the commercial edge of the community.
The story of Downtown Wellen in 2023 was potential. The story in 2024 and 2025 was patience. The story this year is that the town center has enough operators, enough programming, and enough outdoor infrastructure to hold a resident's whole week without asking them to drive out to the beaches on Venice Island or up to Sarasota for the parts of life the community used to be missing. Those trips are still on the table when you want them. They just aren't the price of living here anymore.
